  • Communication - we offer you our commitment to communicate! This is one of the biggest complaints that I hear from clients that have been to other companies. We promise that every Monday, you and your Realtor will have an update on your file. Most likely you will hear from us more than just once a week, but you have our commitment that we WILL update you at least once a week and that you can expect that update every Monday! Communication is Key!
  • Integrity - Our company as a whole prides itself on the integrity we have to make sure we stand out above the competition. We are honest with our clients and upfront throughout the entire loan process. Our goal is to have your trust from day one and for many years to come. We want to be known and respected for our work and it shows in our level of integrity! Also, we will go to every local purchase closing so that if any questions arise, we are there to answer them for you!
  • Smooth Process - As part of our team, we have a processor assigned to your file to help assist in your closing! She will work hard to pre-underwrite the file prior to it going into the underwriters. Our processor keeps up to date on the ever changing guidelines and will make sure that the file is as perfect as it can be before submitting your loan to one of our lenders. If any items are requested in addition to what she has already sent in, she works diligently with you to get them to the lender quickly for a fast approval and a HUD statement early so that we can go over closing costs and loan payments one more time before you sit down at the closing table!
  • Competitive Rates / Programs - We pride ourselves in knowing our industry inside and out! We watch the market daily and keep up with the ongoing trends. Our rates are very competitive and even in challenging times when there are not a lot of creative financing options out there, we will make sure that we offer you the best rates and programs available. Not only do we offer great programs, but we also give you a total cost analysis breakdown on four different loan options. This helps you understand exactly what this loan will cost you now, and 10 years from now. We use this tool to help educate you so that you make the right decision to meet your long and short term financial goals!

Most buyers want a home that is in tip-top condition and ready for them to occupy, but many homes sell for bargain prices because they need work. Buyers love "fixer-uppers" for the obvious reasons: the affordable price and the satisfaction of remodeling the house to accommodate your tastes and needs.

Whether you are buying the property for yourself or as an investment, choose a house that is in a good location and structurally sound. It should be priced enough below market value (usually 25%) to allow plenty of room for a profitable re-sale after the work is completed.

It is important to educate yourself before taking on a fixer-upper project. Inexpensive cosmetic improvements often give the greatest return on your investment-- paint will increase the value three times for every dollar invested. Landscaping, carpeting, and light fixtures are also relatively inexpensive improvements. Try to avoid purchasing a house that needs expensive structural improvements such as a new roof, plumbing, wiring, or foundation repairs.

Remodeling a kitchen will rarely add more than the cost of the upgrade, but new appliances usually give a fine return. An extra bathroom is the best renovation from an investment point of view, often giving twice its cost in added value.
